OPTION 1 Full Documentation - ALTQM

• No FICO score required, 680 if available

• Credit reference letter in lieu of credit report, minimum of 3, with a minimum of 12 month history.

• Loan amounts to $2M

• Cash out to $2M

• Max LTV/CLTV to 65%

• 15 & 30 year fixed, – starting at 6.75

• 5/1, 7/1 & 10/1 ARM, Initial: 2% up; Subsequent: 2% up/down; Lifetime: 5% up– starting at 5.25%

• DTI up to 50%

• Conforming, high balance and jumbo loans for borrowers with multiple financed properties

• Standard Fannie Mae full income and asset required

• Funds must be sourced and seasoned for two (2) months and the most recent consecutive statements (all pages) or the most recent quarterly statements are required.

• Asset amortization allowed on second home. 12 months reserves required.

• Self-employed – A letter from an independent accountant or auditor that is not related to borrower’s business in any way. Employee (not self-employed) – Letter from borrower’s employer

• No ownership seasoning requirement for cash-out refinance.

• Cash out from subject may be used towards reserves.

• Condominiums allowed – FNMA eligible

• Interest only available on ARM loans*

• No payment shock requirement

• Accept Visa Waiver Program where applicable

• >$1,000,000 – two appraisals required

• NO I/O in Illinois.

• Bankruptcy (Ch. 7 and 13), Short Sale, Deed-in-Lieu – None less than four (4) years

• Foreclosure – None in the last seven (7) years

• Judgment/Tax Lien/Collections/Charge-Offs – Must be paid

• NO Restrictions on country of origin.

• No Pre-payment Penalty.

• Escrows required for taxes and insurances.

 

OPTION 2 Asset Qualification – ALTQM

• Employment and income are not required to be disclosed on the 1003

• No FICO score required, 680 if available

• Credit reference letter in lieu of credit report, minimum of 3, with a minimum of 12 month history.

• Loan amounts $100K to $2M

• Cash out to $2M

• LTV/CLTV to 65%

• 15 & 30 year fixed, starting at 6.75%

• 5/1, 7/1, 10/1 ARMs. Interest only available on ARMs* , (2/2/5)– starting at 5.25%

• Liquid assets used for qualification.

• Full asset documentation is required for both funds to close and reserves -12 month reserves.

• 75% of assets must be seasoned for a period of 6 months prior to closing in a regulated U.S bank account.

• No ownership seasoning requirement for cash-out refinance.

• Cash out from subject may be used towards reserves.

• Assets can be cash in the bank, stocks, bonds or mutual funds

• Asset levels in verified accounts must remain consistent and sustained over the last 6 month period

• No payment shock requirement

• Condominiums allowed – FNMA eligible • Accept Visa Waiver Program where applicable

• NO I/O in Illinois

• Second homes and investment properties

• SFRs, townhomes, condos, 2-4 units

• No SSN or ITIN required

• 12 months reserves required

• Non-warrantable condos considered

• 5/1 ARM – starting 7.74% or 30-year fixed – starting 8.74%

• Loans up to $750,000 (minimum $75,000)

• Seller concessions to 2%

• 2 months. bank statements required

• 2 yrs – 6 months interest on 80% unpaid principal balance

• Escrows required for taxes and insurance
